Know About different types of deeds
A deed means a legal document that is used to transfer real estate property. There are different types of deeds which are used to transfer property according to the situation and needs. Quit claim deed, Grant deed and Warranty deed are some of the most popular deeds. Among all these deeds quit claim deed is the most popular deed.

People use quitclaim deed to transfer property among the family members, friends and near and dear ones. Using a quit claim deed means that the person is quitting all the claims on that property. This type of deed is mostly used at the time of divorce or sharing the property among the family members. A quit claim deed does not assures that the title of the property is free from all the liens.
A grant deed assures that the title of the property is free from liens and that is the reason why people like to use a grant deed instead of a quit claim deed for selling or buying property. Warranty deed also assures you that the title is lien free. So one can use a warranty deed in place of warranty deed. A warranty deeds assures the buyer that seller has absolute right to sell the property.
There is one thing common in all the deeds that all kind of deeds need to be notarized and then it should also be recorded in the Recorder’s office in your state as soon as possible after the notarization of the deed to make the deed valid. When you are willing to transfer a property you should take help of an attorney who can help you out to make the deed valid.
